  • Prices of the Affordable Housing Units in Ghana and Payment plan

Prices of the National Affordable Housing project in Ghana, at Pokuase.

What will be the average cost for the various housing Units upon completion? Prices of the National Affordable Housing Project in Ghana and Payment plan

The government has subsidized the cost of the houses through the provision of land and on-site infrastructure to make the units affordable.

To ensure the subsidy is transferred to buyers of the housing units, Government has worked with
the developers to agree on price ceiling for the various housing units.

Developers cannot sell above the agreed price ceiling but they can sell below the agreed price ceiling.

    Prices

HOUSE TYPE    FLOOR AREA(m2)    PERCENTAGE MAXIMUM ESTIMATED
    UNIT PRICE (US$)

    Studio   32m²                 10%    $13,800

    One-Bedroom  48m²                  $20,700

    Two-Bedroom 80m²          60%   $34,500

    Three-Bedroom 100m²       30%      $42,550

The amounts are payable in Ghana cedis at the prevailing Bank of Ghana exchange rate.

    Payment Plan

What payment plan is in place for Ghanaians to own these Affordable Housing Units?

The project provides for flexible payment options to accommodate different financial capacities of potential buyers. Three payment models have been identified:

    Mortgage Payment:

This model will allow buyers to secure housing units through mortgage financing under the model being run by the National Homeownership Fund (NHF).

This option would be beneficial for buyers who require long-term payment plans and wish to spread their payments over an extended period.

The NHF will collaborate with financial institutions to facilitate the provision of mortgage
    financing to eligible buyers.

Interested buyers can make private mortgage arrangements with their banks.

    Scheduled Payment Plan:

This model will enable buyers to make regular instalment payments towards the purchase of the housing units based on agreed terms.

    Outright Payment:

This model will cater for buyers who can afford to make a lump-sum payment for their housing units based on agreed terms.

    Time of Completion

What is the expected time of completion for the Pokuasi Affordable Housing Project?

The construction of the entire 8000 housing units will be in two (2) phases.

The first phase comprises 4000 housing units to be constructed in 18 months with the remaining
4000 housing units to be completed in the second phase within the same timeframe.

Students can use the portal to find information about housing selection and floor plans, room assignments, meal plans, and other housing services. To access the portal, students must log in with their SVSU Username and Password.

Once they are logged in, students can search for housing information, view their housing contracts, check their payment plans, and submit applications. To access the Saginaw Valley State University Housing Portal, visit https://www.svsu.edu/housing/.

    SVSU Housing Portal

What are the policies regarding housing payments?

Tuition, fees, housing, and meal costs are applied to a student’s account. Any unpaid balance could result in loss of services including classes and/or housing. All payments must be made by the published due dates. We encourage students to check mySVSU (Self Service) for account status information on a regular basis. All communications are made via the SVSU email account. Printed bills are not generated.

How to make a roommate request?

All residents will be able to find their mutual roommate(s) in the housing portal through the Roommate Selection process.

Students in special programs may not have preferences honored due to community limitations by the advisor. It is not possible to honor all requests, although every attempt will be made to do so. The final determination of room assignments rests with the university.

SVSU does not discriminate based on race, religion, color, gender, sexual orientation, national origin, age, physical impairment, disability or veteran status in the provision of education, employment, and other services.

Policies regarding meal plans and dining options at SVSU for on-campus residents

Incoming freshmen (First Time in College – FTIC) and freshman transfer residents are required to be on a meal plan regardless of their room placement. Meal plans consist of a combination of weekly swipes and declining balance dollars (DB). Weekly swipes are used in the all-you-care-to-eat facility called Marketplace at Doan and each swipe counts as one meal. Declining balance (DBs) are treated like flex accounts/debit cards and used in retail locations such as Panda Express, Subway, C-Store, Provisions on Demand (P.O.D.), etc. A second installment of DBs is loaded for the start of the winter semester. Declining balance dollars roll over from the fall to winter semester, however, unexpected declining balance dollars are forfeited at the end of the winter semester.

Upperclass and new transfer residents do not have a mandatory meal plan but may elect to purchase one for convenience. Block plans are available and include meals per semester that roll over from fall to winter. Students also have the option of creating their own meal plan using a combination of block meals and DBs or buying a traditional plan for a full semester experience.

Combination plans include a weekly meal swipe component and DBs. Meals per week must be used in the period designated and meal swipes re-set on Sunday, each week. As noted, all meal plan balances are forfeited at the end of the winter semester.

Meal changes are allowed through the first five days of each semester. Upgrades or reloading may occur at any time.

    How to apply for housing

Every residential student must pay a housing deposit in the amount of $250 ( Subject to Review) either at the time of admission or upon returning to University housing. Students may not complete a Housing Application until a housing deposit is paid and processed, which takes roughly 48 business hours from receipt of deposit.

The deposit is held until the student departs campus housing. If there are no damages or other charges assessed on the student’s account at that time, the Office of Student Accounts will later process a refund. Students who are approved to be released from their Housing and Dining Services Agreement forfeit their housing deposit.

Newly admitted residential students must pay their housing deposit through the Office of Admissions.

    Other Students

All other students requesting to live in University housing must pay their deposit directly to the Office of Residence Life and Housing with a $250 check or money order (credit card and EagleOne payments are not accepted). It should be made out to “UMW” with the student’s Banner ID number (beginning with “000”) in the memo line, and brought to Marye House or mailed to:
